What's Included in a House Wash

A full exterior wash covers every wall of your home, not just the front, including siding, soffits, trim, and window frames. Removes algae, mildew, and dirt without damaging your siding. We wash homes throughout Pensacola, including East Hill, North Hill, and Cordova Park, as well as Gulf Breeze, Pace, Milton, and Navarre. Here's what happens on wash day.

01

Walkthrough & Setup

We walk the property, note any delicate plants, screens, or fixtures near the house, and set up water access.

02

Pre-Wet Landscaping

Grass, flower beds, and shrubs along the foundation get wetted down first to protect them from the cleaning solution.

03

Soft Wash Application

A cleaning solution is applied at low pressure to break down algae, mildew, and dirt on siding, soffits, and trim.

04

Rinse

A low-pressure rinse removes the loosened buildup and the cleaning solution from the entire exterior.

05

Final Walkthrough

We walk the property with you to confirm every wall, corner, and fixture was covered before we call the job done.

Why We Soft Wash Instead of Pressure Wash

High-pressure washing can force water behind siding, strip paint, and pit stucco.

Soft wash house washing uses low pressure and a cleaning solution to do the work instead of brute force, so it is safe for vinyl siding, stucco, and brick, the three most common exterior materials on Pensacola homes.

The solution kills algae and mildew at the root, which is also why soft-washed homes tend to stay clean longer than a straight pressure wash.

A pressure washer alone just blasts away what is on the surface today; it does not stop the same growth from coming right back within a few months in a climate like ours.

Siding Types We Wash

Pensacola homes are built from a mix of exterior materials, and the wash gets adjusted for each one.

01

Vinyl Siding

The most common siding in the area. Vinyl holds up well to soft washing and usually shows the fastest, most visible improvement.

02

Stucco

Stucco is porous and can trap mildew in its texture, so we use a longer dwell time for the cleaning solution before rinsing.

03

Brick

Brick and mortar can take more pressure than vinyl or stucco, but we still soft wash first to avoid pitting older or softer mortar joints.

04

Painted Wood & Fiber Cement

Painted wood and fiber cement board need the gentlest approach. We keep pressure low to protect the paint finish and caulk lines.

Why Pensacola Homes Need It More Often

Gulf Coast humidity, salt air, and shade from mature trees all speed up the black streaks, green algae, and gray mildew that build up on exterior walls.

Homes closer to the water or set back under oak canopies in neighborhoods around Pensacola, Gulf Breeze, and Pace often show visible growth within six months of a wash, while homes further inland with more direct sun can go closer to a year.

North-facing walls and areas under roof overhangs, where sunlight rarely reaches, are usually the first spots to show buildup and the first place we check on a walkthrough.

What to Expect on Wash Day

You do not need to be home for the wash. We just need access to an outdoor water spigot and clear space to move around the house. Windows and doors should be closed while we work, and outdoor furniture or decorations near the walls should be moved if possible.

Most single-family homes in the Pensacola area take one to three hours from setup to final rinse, depending on the size of the house and how much algae or mildew has built up.

If you have a pool, we recommend covering it before we start so overspray does not end up in the water. Once we finish, the house needs some time to air dry, and any remaining water spots on siding or windows should disappear within a few hours.

Before We Arrive

A few minutes of prep the day before your wash keeps things moving quickly on the day of.

  • Close all windows and doors, including any pet doors
  • Bring in cushions, rugs, and anything electronic left outside
  • Move vehicles out of the driveway if we're washing it too
  • Cover or turn off any exterior electrical outlets near the wash area
  • Mark or point out any delicate plants right up against the house
  • Cover the pool if you have one
  • Make sure an outdoor water spigot is accessible

What Affects Your Price

We don't publish flat rates because every job is different. Here's what actually affects your price:

  • Home size and number of stories
  • Siding type (vinyl, stucco, brick, or wood)
  • How much algae, mildew, or dirt has built up
  • Whether roof, gutter, or window cleaning is added to the job

Twice-a-Year Maintenance Plans

Pensacola's humidity and salt air bring algae and mildew back faster than most parts of the country.

Instead of waiting until buildup is heavy again, we offer a twice-a-year house washing plan that keeps your home looking clean year-round and is usually less work per visit than an annual deep clean.

Most of our competitors only offer recurring schedules to commercial customers, so this plan is built specifically for homeowners who want to stay ahead of buildup instead of catching up on it. Ask about the maintenance plan when you request your estimate.

FAQ

Yes, soft washing is safe for vinyl, stucco, and brick. We use low pressure and a cleaning solution instead of high-pressure water, so the surface itself is never damaged.

Most Pensacola homes need a wash once a year. Homes near the water or shaded by trees often need it twice a year because algae and mildew grow faster.

We pre-wet and rinse plants and grass along the house before and after washing to protect them from the cleaning solution.

No, you don't need to be home. We just need water access and enough room to work around the exterior of your house.

Most single-family homes take one to three hours, depending on the size of the house and how much buildup has to come off.

Pairs Well With

Most homeowners book house washing alongside a couple of other services. A roof cleaning removes the same algae from your shingles that we just washed off your siding, and clean gutters keep that runoff from staining your walls again right away.

If you are booking for our house wash and exterior windows bundle, add residential window cleaning to your quote request and we will schedule both on the same visit.
