What's Included in a Screen Room Rescreen

This is screen enclosure repair for existing patios, porches, and lanais, not new construction.

01

Room Inspection

We check every panel in the screen room and note hardware condition on doors.

02

Panel & Mesh Selection

We go over mesh options for your panels based on privacy, visibility, and durability needs.

03

Old Screen Removal

Torn or worn screens are pulled from the frame track, and the old material is hauled away.

04

New Screen & Spline Installation

New screen and spline are installed panel by panel, pulled tight for a clean finish.

05

Final Walkthrough & Clean-Up

We check every new panel and hardware with you and clean up any scraps or debris before calling the job done.

Signs Your Screens Need Replacing

Porch and lanai screens wear the same way pool cage screens do. Watch for more than one of these at once:

  • Tears or rips in the mesh, especially near corners and the frame track
  • Screens that sag, bow, or feel loose instead of stretched tight
  • Mesh that's gone brittle, faded, or chalky from UV exposure
  • Spline that's popped out of the track, letting the screen come loose
  • Bugs getting in even though the screen looks intact, usually from small holes or gaps at the track

Full Room vs. Partial Rescreen

If only a few panels in your screen room are torn and the rest of the mesh is still tight, a partial rescreen on just those panels keeps the cost down.

If most of the room's screen was installed at the same time and is wearing out together, a full rescreen gets every panel matching again instead of patching one section this year and another next year.

We'll look at the whole room during your quote and tell you honestly which one fits.

Repair, Not Rebuild

This service covers screen enclosure repair on an existing screen room, porch, or lanai. We don't build new screen rooms and we don't do structural frame work. If your room needs that kind of work, we'll tell you honestly.

Screen Mesh Options

Porches and lanais are where mesh choice matters most, since they're closer to where you sit and relax. Here's what each option actually does, straight from the manufacturer:

Standard 18x14 Fiberglass

The most common insect screen for pool cages and porches. It gives good airflow and visibility at the lowest cost.

20x20 No-See-Um

A tighter weave that keeps out no-see-ums, gnats, and sand flies, common in coastal and marshy areas like ours. Vinyl-coated fiberglass, so it won't rust or corrode. Source: Phifer

PetScreen

Phifer rates PetScreen 7 times stronger than standard insect screening. Built for pets and high-traffic areas; works best on screen doors and lower panels. Source: Phifer

Solar Screen, SunTex 80/90

Phifer says SunTex 80/90 blocks 80 to 90% of the sun's heat and glare while still working as a heavy-duty, pet-resistant insect screen. Best for west-facing porches and cages. Source: Phifer

Sun Screen, SunScreen

Stops insects and blocks up to 70% of the sun's heat while keeping better visibility than the heavier solar screens -- a middle option between standard mesh and SunTex. Source: Phifer

Privacy Panels, Glas-Shield

Also called "Florida Glass." Vinyl-laminated 18x14 fiberglass that looks like obscured glass -- lets light in without a clear view through. Wall panels only, not roofs. Source: Wholesale Screens & Glass

High-Privacy Solar Screen, SunTex 95/97/99

Phifer rates these at 95%, 97%, and 99% UV blockage, with daytime privacy, pet/mildew/fade resistance, and a 10-year exterior warranty. Good for porches facing a neighbor or a road. Source: Phifer

How to Choose Your Screen

  • Bugs are the main problem: 20x20 No-See-Um blocks gnats and sand flies that standard mesh lets through.
  • You have pets or kids: PetScreen holds up to claws, paws, and everyday wear, especially on doors.
  • Afternoon heat and glare: SunTex 80 or 90 cuts the sun while still working as insect screen.
  • Heat, but you want to keep the view: SunScreen blocks less heat than SunTex but keeps better visibility.
  • Privacy from a neighbor or the street: Glas-Shield on the lower panels for a partial look, or SunTex 95/97/99 across full walls for the most privacy.
  • Budget or standard replacement: Standard 18x14 fiberglass covers most jobs at the lowest cost.

Doors get the most wear of any panel. See our door hardware options on our screen door replacement page.

Storm and Weather Damage Repairs

Screen room panels are one of the first things storm winds tear loose, since a torn panel is designed to let wind through rather than push against the frame. After a storm, we repair torn or missing panels and re-secure any screen or spline that pulled loose.

This is screen and spline repair, not structural frame work. If a storm bent or damaged the frame itself, that's outside what we do, and we'll tell you so you can get it looked at separately before we rescreen it.

How Long a Rescreen Takes

Most screen rooms take one to two days, depending on size, panel count, and whether a door needs replacing too. A small partial rescreen on just a few panels can sometimes be done in a few hours. Larger rooms or rooms with limited access take longer.

We'll give you a time estimate specific to your space when we quote the job.

What Affects Your Price

We don't publish flat rates because every job is different. Here's what actually affects your price:

  • Size of the cage or room and number of panels
  • Mesh type (standard fiberglass vs. a Phifer upgrade)
  • Whether doors or hardware need to be replaced too
  • Height and how the enclosure is accessed
